Internal Alterations

North Kirklands was originally a farm house that had been extended and altered several times over the years.

Houlet Studio was commissioned to renovate the internal layout to update the house for a modern lifestyle by creating an open plan layout.

Key Aspects to this Final DESIGN…

  • Porch demolished.

  • Internal walls removed between existing kitchen, dining, utility to create one large open space.

  • Utility/Cloaks and WC located in previous Office and existing office entrance utilised internally for access from hall and existing door opening to demolished porch used as back door entrance.

  • WC accessed from Utility Room however situated so it is still close to the entrance hall.

  • No Vaulted Ceiling but features created with velux windows aligned with new window positions to help define the zones.

  • Family Area located to the garden end of the open plan space with a new window and Bi-fold doors out to the decking. (Centred on the area)

  • Dining Area positioned the opposite end with in built window seat for additional storage.

  • Kitchen located in the centre with a walk in cloaks and larder and freestanding wall positioned on the internal wall, a bank of units on the external wall housng the sink and a large kitchen island housing the range cooker.

  • Pocket door to bedroom area to help separate from open plan space.

  • Decking outside the family area large enough to have an informal seating zone with steps to accommodate the crossfall slope.

  • Hot Water Cylinder located in Cloaks store and Air Source Heat Pump located externally on SW Elevation.
