North Kirklands Farmhouse – Construction Part 1

Having received planning permission and a building warrant, construction is now underway for this project and we are 2 months into the build and the design has begun to be realised. We were able to visit site last weekend and even with the windows boarded up the transformation is looking spectacular and we can just imagine how amazing this space will be to live in!

First came the demolitions and strip out phase that saw the old porch demolished, the existing kitchen and utility removed and the existing interior walls knocked down which allowed the size of the space we were working with to be revealed.

Then came the slap outs of the new window, roof light and door positions. Electrics and plastering is currently underway and the client is looking forward to seeing the windows be installed next week and for the bespoke kitchen to be fitted at the end of the month.

We are so pleased with how this project is looking and it always give us a thrill seeing our designs spring to life.

North Kirklands Farmhouse – Design Stage

During the initial design phase we created several options for the new open plan space that opened up a dialogue between ourselves and the client to ensure that every avenue was explored and that the final design was perfect for their requirements.

Initial designs were finalised and what was created was a complete transformation of the original dark and fragmented rooms into a large, welcoming and light filled open plan space that is practical in its usability whilst also maintaining a wow factor. We were able to achieve this without increasing the footprint!

The new open family living space now overlooks the garden with large bi-fold doors. The kitchen is located quite literally in the heart of the home with a dining space located at the other end. This open plan space then provides connection to the more private bedroom and separate living room via a sliding pocket door and the space is assisted by storage peppered on the outskirts of the space and a large utility mud room.

Practicality accommodated within the new layout, what makes this new design sing is the introduction of light into the space to define the different areas. Three double roof lights added in the roof act as light wells that naturally lead you into the space and they align with new windows overlooking the beautiful scenery that acts as their very own painting.

We can’t wait to see this project finished and for this family’s dream home to be realised.

North Kirklands Farmhouse – Brief Stage

Our client in North Kirklands contacted us in the midst of lockdown as they had just purchased an old farmhouse that was set in the idyllic countryside on the outskirts of Eaglesham but was in need in major renovations to transform it into their family home.

Over zoom chats together we discussed their vision of their family home and created a brief for their project with the aim of creating a large open plan family space accommodating the kitchen / dining and living space that maximized the views of the surrounding fields and created connections to the garden.

From the existing floor plan and photos you can see that the existing house had a series of smaller rooms (utility / kitchen / dining room) laid out in a rabbit warren like fashion with small windows that created quite dark and unwelcoming spaces. Furthermore, the location of the utilities and an old porch effectively turned its back on the sizeable garden.

Restrictions lifted and we were excited to be able to visit the site in person to get a feel for the space and the surrounding area. This visit coincided with the signing of an appointment document and we surveyed the property so we could get the design process rolling.

The final brief was determined as follows:

Internal alterations to living and service sections to create open plan kitchen/ living / dining space with separate utility room and WC.
Supply and fit of Kitchen.
Supply and fit of Utility.
Supply and fit of WC.
Supply and fit of Air Source Heat Pump.
Supply and Fit of Underfloor Heating.
